Standard Checklist Items
- 2 Most recent paystubs
- Last 2 years W-2s
- Most recent mortgage statement for all financed properties (If applicable)
- Copy of Homeowner's Insurance Declaration Page
- Copy of Driver's License
- If Non-US Citizen, need copy of Green Card front and back
- Copy of Earnest Money Deposit (EAD) front and back
- Name, phone # and e-mail for title company
- Purchase Contract fully executed (signed) by buyer and seller (If applicable)
If Self Employed, we'll need the following:
- Most recent 2 years personal tax returns, all pages
- Most recent 2 years business tax returns, all pages (If business files separately)
- Most recent three (3) months business bank statements
- Most recent three (3) months P&L signed and dated by borrower
Additional docs for other scenarios:
- Most recent 2 years personal tax returns, all pages if rental income is needed
- Copy of Lease agreements for any properties you are using rental income for
- Copy of Monthly HOA bill for condos and PUD
- Copy of Master Insurance policy for condos and PUD, along with correct name, phone # and email for HOA and property manager
- Closing Disclosure for any recently sold homes
- Divorce Decree and any separation agreements if applicable
